Gas Safety Certificates (CP12) in Bethnal Green

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:

have every gas appliance, fitting and flue they provide checked every 12 months by a Gas Safe registered engineer
give existing tenants a copy of the record within 28 days of the check
give new tenants a copy before they move in
keep records for at least two years
make sure gas appliances, fittings and flues are maintained in a safe condition

You can have the check done up to two months before the deadline and still keep the original renewal date, so there's no need to leave it until the last minute. Appliances owned by the tenant aren't covered by your annual check, but the pipework and flues you provide still are. This is a general guide, so check the HSE website for the full rules.

Is a CP12 the same as a gas safety certificate?

Yes. CP12 is the old name that's still widely used. The official name is a Landlord Gas Safety Record.

How often do I need a gas safety check?

Every 12 months. You can do it up to two months early and keep the same renewal date.

Do you work on boilers?

Yes. We work on boilers and partner with Gas Safe registered engineers for boiler repairs, servicing, installations and anything on the gas supply.

Can you service the boiler at the same time?

A gas safety check isn't a full boiler service, but we can arrange a boiler service with a Gas Safe registered partner engineer on the same visit.

What if an appliance fails?

The engineer may disconnect it if it's unsafe. We'll coordinate the repair or replacement through our Gas Safe registered partner engineers.

Do I need a carbon monoxide alarm too?

Landlords must fit a carbon monoxide alarm in any room used as living accommodation with a fixed combustion appliance, such as a gas boiler (gas cookers are excluded). See our smoke and CO alarms page.
